Job Description:

Provides general oversight and leadership for general or preventative maintenance for residence hall facilities

  • Lead day-to-day unit operations including prioritization of projects, set appropriate timelines, follow-up/follow-through on completion of projects; ensure communication about completion of projects within designated deadlines
  • Organize, assign, and manage workflow for general repair and routine maintenance of facilities and building systems (e.g. mechanical, electrical, plumbing, HVAC and fire protection systems); input and/or process work order requests utilizing web-based work order management system.
  • Coordinate, schedule, monitor and/or complete necessary repairs, projects, and work orders within area of responsibility; including, but limited to; building envelop, windows, doors, interior and exterior substrates and finishes, flooring, ceilings, mechanical systems, electrical systems, plumbing systems, fire protection system, horizontal structured cabling systems
  • Oversee general construction tasks within area ensuring proper completion and compliance with building codes
  • Inspect work performed by staff to ensure compliance and quality standards are met; ensure timely project completion assisting as needed
  • Perform individual room inspections, system checks and repairs as needed
  • Ensure compliance with safety standards, and Occupational Safety and Health Administration (OSHA) and Americans with Disabilities Act (ADA) regulations at all times
  • Ensure compliance with health and safety standards within facilities (e.g. environmental concerns, indoor air quality) providing follow-up as directed
  • Provide training, continuing education, and guidance for staff on position expectations, safe use of equipment and supplies; ensure staff follow prescribed methods and procedures
  • Provide direction, guidance, and recommendations for routine and preventative maintenance for residential buildings within assigned area; maintain the preventative maintenance schedule for the facilities within area of responsibility.
  • Collaborate with departmental staff to notify residents of impending work.
  • Monitor and report grounds concerns around the exterior of residential buildings and all associated systems and components.
  • Prepare and review operational reports and schedules to ensure accuracy and efficiency

Advise and collaborate on various facility initiatives or facility/campus projects

  • Collaborate with various teams (internal and external) to assist with upcoming projects, outages, or routine /preventative maintenance; assist departmental project managers in planning, repairing, or renovation projects
  • Review plans and create recommendations on capital and minor construction projects specific to self-performed work; ensure proper installation management after design and review

Maintain inventory of materials, supplies, tools and/or equipment throughout area of responsibility; ensure organized workstations and storage closets with necessary materials

  • Order, maintain, inventory, and replace all necessary tools, equipment, and material needed to perform the maintenance operations tasks within your assigned area of responsibility.
  • Ensure and perform general cleaning duties after the completion of maintenance tasks within buildings or properties.

Responsible for supervision of staff and management of general administrative duties

  • Recruit, train, supervise, and evaluate full-time staff establishing work priorities and workflow; developing strategic plan and goals relevant to the area, providing general direction and leadership for goal accomplishment
  • Responsible for administrative functions related to employee management (e.g. time approval and reporting, performance evaluation) and related human resources functions for staff
  • Responsible for budget planning, management, and oversight for areas of responsibility
  • Responsible for developing, maintaining, disseminating, and enforcing policies, procedures, and guidelines for areas of responsibility
  • Interpret and ensure compliance with departmental and University policies, guidelines, and other relevant regulations
  • Manage technology, information systems, and corresponding data utilized area operations and departmental processes

Perform other duties as assigned, including special tasks or projects

  • Operates state vehicles
Expected Salary:

  $53,000 annually

Minimum Requirements:

Completion of an approved apprenticeship program in a recognized trade and relevant experience to total five years; or a high school diploma or equivalent and five years of relevant experience.  Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

Preferred Qualifications:

EXPERIENCE & KNOWLEDGE:

  • Working knowledge of Florida state building codes and other relevant codes and standards (e.g. Florida Fire codes, NEC, NFPA, ADA)
  • Eight (8) years of experience and general working knowledge of multiple skilled trades or building construction and design in residential/commercial complexes
  • Proven ability to lead a high functioning team
  • Experience reading blueprints and schematic drawings
  • Experience working with budgets and financial procedures
  • Experience developing and implementing preventive maintenance programs
  • Must be able to work efficiently with minimum supervision and demonstrate personal initiative
  • Working knowledge of acoustical ceiling installation and repair
  • Experience with flooring installation of; glue down carpet, stretch in carpet, LVT (luxury vinyl tile), VCT (vinyl composite tile), as well as ceramic and porcelain tile.

SKILLS:

  • Demonstrated proficiency with computers and basic software applications (e.g. work order management systems, Microsoft Office Word, Excel, Outlook and PowerPoint)
  • Demonstrated communication skills (verbal and written) and ability to communicate with various levels of staff
  • Demonstrated attention to detail, professionalism, dependability, and timeliness
  • Demonstrated customer service and interpersonal skills

  • Ability to remain discreet and respect the privacy of residents, tenants, and/or guests.
  • Demonstrated ability to function effectively in a fast-paced environment with frequent interruptions
  • Demonstrated ability to handle multiple projects or tasks simultaneously
  • Demonstrated ability to understand, interpret, and apply rules, regulations, policies, and procedures
  • Demonstrated ability to work as part of a team in a multifaceted environment
