Job Description:

Leadership, budget oversight, and coordination of all HPWT custodial and general maintenance responsibilities. Serve as liaison to customers and Facilities Services team, for both custodial and maintenance work requests. Develop and implement strategies to support the changing needs of the customer base and ensure general maintenance programs and operating procedures are up to date and in place to meet customer needs. Develops and incorporates innovative thought and latest technologies to continually improve services. Provides administrative management and coordination, assessing and maintaining staffing needs, evaluating performance, providing training, and managing employee relations. Oversees HPWT staff that provide general maintenance and custodial services. Ensure accurate record keeping. Responsible for administrative functions related to employee time approval and reporting in Kronos, MyUFL & AiM/AssetWorks, performance evaluations, and related human resource functions. Develop specifications for services and equipment to be purchased for HPWT maintenance operations (as directed); ensure compliance with appropriate department and University of Florida (UF) purchasing procedures and guidelines; gather information, make cost and quality comparisons, and ensure appropriate decisions based on evaluation of relevant information. Assist in monitoring maintenance service agreements and other contractual services with external vendors. Responsible for budget preparation and monitoring for area of responsibility including but not limited to cost projections for supplies, materials, tools, general maintenance repairs, uniforms, staff training, and related costs. Develop and implement written operating policies and procedures, including (but not limited to) safety standards, quality work standards, handling of hazardous materials, and work order management. Be knowledgeable and up to date on changing code requirements, new methods, procedures, and technology in building maintenance.

Supervision of staff and coordination of maintenance workflow. Hire, train, and supervise HPWT staff; develop goals relevant to the area and provide direction and leadership for goal accomplishment. Plan, organize, assign, and manage tasks and workflow so that general maintenance, work orders, HPWT special projects, and emergency responses are handled in a timely and efficient manner; plan and/or revise work schedules (as necessary) to accommodate changing priorities within the facility and/or to ensure maximum utilization of work force; coordinate employee leave and overtime in accordance with general maintenance needs and department guidelines. Ensure appropriate safety standards at all times. Collaborate with Facilities Services Operations and trade shops to ensure timely responses and completion of tasks related to the building automation system, energy management, conservation, and related system components. Regularly inspect the work of employees and provide direction and follow-up as required. Develop plans for ongoing training of staff in cleaning techniques, safety, security and hygiene. Makes recommendations regarding the improvement of service.

Support project development and oversight of building renovation, construction, and modification projects. Review and comment on plans, specifications, drawings and other documents for building renovation, construction projects. Drives a University of Florida vehicle.

Responsible for quality assurance and ensuring appropriate standards for all work performed by internal staff as well as contracted vendors following department, UF, and industry standards. Perform inspections of work performed to ensure compliance

Responsible for training and development for staff including but not limited to in-service training, vendor demonstrations, training seminars and courses, trade shows, professional association workshops and conferences, and department and division staff development opportunities. Assess staff training needs on a regular basis related to safety, handling of hazardous materials, material safety data sheets (MSDS), new technology, skill development, etc. Track and maintain records for training, courses, and other educational accomplishments for HPWT employees.

NORMAL WORK SCHEDULE:

Monday - Friday: 7:00AM to 4:30PM, but may vary due to emergencies, events, and/or projects.

Expected Salary:

$65,0000 Annually

Required Qualifications:

Bachelor's degree in an appropriate area, or an equivalent combination of education and experience.

Preferred:

• Knowledge of procedures and methods used in building and equipment maintenance.

• Experience with Microsoft Word, Excel, and Outlook, PeopleSoft.

• Experience and/or a working knowledge of HVAC, plumbing, electrical and structural trades.

• Experience positively managing and motivating a diverse workforce.

• Experience interfacing and providing customer service that aligns with Building Services’ values and vision.

• Experience working collaboratively and cooperatively in a team environment
