Job Description: |
Building Automation System (BAS) Operations
- Interpret and maintain building automation system controls, including sequences and schematics
- Perform daily monitoring, observations, and reviews of BAS operations and data outputs
- Adjust systems as needed for safety, comfort, and efficiency
- Commission, calibrate, adjust, repair, and maintain BAS and control systems
- Respond to work order requests related to BAS and controls Integrate various controllers and communication protocols
- Coordinate system upgrades and enhancements
- Troubleshoot BAS programming, communication, connectivity, and application issues
- Provide timely notifications to supervisors and maintenance staff regarding performance anomalies
Energy Management and Optimization
- Analyze current energy usage and develop management plans for efficient operation
- Maintain updated performance, maintenance, and modification data for systems/components
- Generate system reports for management and operations review
- Ensure preventive maintenance is performed on air handling units to maximize energy savings
- Review and commission new construction and renovation projects with an energy lens
- Stay current on best practices, trends, and regulations in energy management
- Monitor BAS remotely as needed to ensure optimal performance
Preventive Maintenance Programs
- Establish and maintain written PM standards, schedules, and procedures for BAS and building systems
- Submit and track work orders for preventive tasks not performed directly
- Conduct inspections to ensure preventive tasks are timely and compliant with standards
- Maintain warranty and service contract files for building systems and equipment
- Maintain system backups and remote alarm paging for BAS
Building Systems Documentation and Records
- Maintain and update drawings, specifications, operating manuals, and performance standards
- Verify accuracy of equipment and component data provided by vendors before database entry
General Building Maintenance
- Perform general building maintenance tasks including mechanical, plumbing, electrical, HVAC, refrigeration, and carpentry work, using hand tools and related equipment as required
- Assist maintenance staff with ongoing projects, respond to routine service needs, and support emergency repairs or after-hours responses as needed
Other Duties
- Develop reports, complete special projects, and perform other duties as assigned

Required Qualifications: |

Preferred: |
- Knowledge of procedures and methods used in building and equipment maintenance
- Understanding of preventative maintenance programs
- Experience with databases and other software utilized in building automation systems
- Ability to read and modify blueprints, schematics, and diagrams
- Proficiency with computers and basic software applications
- Communication skills
- Customer service skills
- Function effectively in a fast-paced environment with frequent interruptions
- Handle multiple projects or tasks simultaneously
- Understand, interpret, and apply rules, regulations, policies, and procedures

- Monday through Friday, 7:00AM to 3:30PM
- Flexibility to adjust schedule may be required (including occasional evenings and weekends) depending on the demands of position and/or department needs.
- Reitz Union Maintenance staff are ‘essential staff’ and may be called to work if the Reitz Union is selected as an emergency shelter or essential staff are deemed necessary.
